RESOLUTION - Approve the Final Map of Tract No. 6376, accepting dedicated public uses offered therein except for dedications offered subject to City acceptance of developer installed required improvements - located on the southwest corner of Armstrong Avenue and California Avenue (Council District 5).

RECOMMENDATION
Staff recommends the City Council adopt a Resolution approving the Final Map of Tract No. 6376, accepting the dedicated public uses offered therein, and authorizing the Public Works Director or his designee to execute the subdivision agreement on behalf of the City.
EXECUTIVE SUMMARY
The landowner, BN 6376 LP, along with the individual(s) representing the interests of the landowner, John A. Bonadelle, have filed for approval the Final Map of Tract No. 6376 for a 116-lot single-family residential subdivision on the southwest corner of Armstrong Avenue and California Avenue on 22.87 acres.
BACKGROUND
On June 4, 2025, the Fresno City Planning Commission approved Vesting Tentative Map No. 6376 (Tentative Map), a 202-lot single-family residential subdivision 38.94 acres. The Tentative Map was approved consistent with the Fresno General Plan to comply with the provisions of the Subdivision Map Act. Tract No. 6376 is the first phase of Tentative Map No. 6376.
The Final Map is technically correct and conforms to the approved Tentative Map, the Subdivision Map Act and the Fresno Municipal Code. The provisions of Section 66474.1 of the Subdivision Map Act require a final map that is in substantial compliance with the approved tentative map to be approved by the City Council.
