Staff recommends the City Council adopt a resolution approving the Final Map of Tract No. 6104 and accepting the dedicated public uses offered therein.

EXECUTIVE SUMMARY

The Subdivider, JPF Fancher Creek, LLC., a Delaware Limited Liability Company, (Joshua Peterson, President), has filed for approval, the Final Map of Tract No. 6104, for a 28-lot single family residential planned unit development subdivision with modified property development standards, located on the South side of East Fancher Creek Drive, between South Sunnyside Avenue and South Purdue Avenue on 4.20 net acres.

BACKGROUND

The Fresno City Planning Commission on November 18, 2015 adopted Resolution No. 13347 approving Vesting Tentative Map No. 6104 (Tentative Map) for a 28-lot single family residential planned unit development subdivision with modified property development standards on 4.20 net acres at an overall density of 6.67 units per acre. The Fresno City Planning Commission on May 20, 2015 adopted Resolution No. 13346 approving Conditional Use Permit Application No. C-15-136 authorizing the development of a 28-lot single family residential planned unit development with modified property development standards.
