RECOMMENDATION

Staff recommends the City Council adopt a resolution approving the Final Map of Tract No. 6099 and accepting the dedicated public uses offered therein, to authorize the Public Works Director or his designee to execute the subdivision agreement on behalf of the City.

EXECUTIVE SUMMARY

The Subdivider, Las Brisas Builders, Inc., a California Corporation, (Darius Assemi, Senior Vice-President), has filed for approval, the Final Map of Tract No. 6099 of Vesting Tentative Map No. 6099, for a 91-lot single-family residential planned development subdivision with one outlot for landscaping, open space and common area purposes and one outlot to for private street and public utility purposes, located on the Northwest corner of East Copper Avenue and North Cedar Avenue on 13.84 gross acres.

BACKGROUND

The Fresno City Planning Commission on December 7, 2016, adopted Resolution No. 13437 approving Vesting Tentative Map No. 6090 (Tentative Map) for a 91-lot single-family residential planned development subdivision on 11.80 net acres at an overall density of 7.71 dwelling units per acre. The Tentative Map was approved consistent with the Fresno General Plan and the Woodward Park Community Plan to comply with the provisions of the Subdivision Map Act.
